Saif Ali Khan leases Andheri office for ₹22.76 lakh a month

Saif Ali Khan’s investment portfolio just picked up a steady commercial rent cheque. Property registration documents accessed by CRE Matrix show the actor has leased two office units in Mumbai’s Andheri East to a fintech firm for ₹22.76 lakh a month.

Inside the new lease

The two units sit on the higher floor of Kanakia Wall Street in Chakala, on Andheri Kurla Road, and together span 5,692 sq ft of RERA carpet area. The licensee is Durva Fintech Private Limited, represented by director Vikaas Mohan Sachdeva; Khan is the licensor through his constituted attorney.

The leave and licence agreement was registered on September 29, 2026. It runs for five years, from May 10, 2026, to May 9, 2031. However, the tenant received a two-month fit-out window from May 10 to July 9, 2026, so rent officially begins on July 10, 2026.

  • Monthly rent: ₹22,76,800 for 5,692 sq ft, or about ₹400 per sq ft per month.
  • Security deposit: ₹2.36 crore, more than 10 months of starting rent.
  • Annual escalation: 5% every year over the five-year term.
  • Total rent over 60 months: over ₹14 crore, excluding GST.

Why the deal stands out

The agreement is a clean example of how celebrity-owned commercial property is being priced in Mumbai’s Andheri belt. Saif’s effective rent of roughly ₹400 per sq ft per month is a useful benchmark for premium office space in the area. The security deposit also points to landlord confidence: ₹2.36 crore locked in before the tenant’s rent-free period ends.

Khan had acquired the two units in November 2025, with registration documents showing a combined acquisition value of ₹30.75 crore from Apicore Pharmaceuticals Private Limited. That means the monthly payout from Durva Fintech is already working against the purchase cost, before any GST is added.

The Andheri office market context

The deal lands in a neighbourhood that is drawing satellite and fintech names. The report notes that Elon Musk’s Starlink Satellite Communications Private Limited recently took a smaller 1,294 sq ft office in Chandivali for five years at a total rent of ₹2.33 crore. Saif’s two units are larger and, at the headline rate, put his rental yield in a different conversation.

For Bollywood watchers, the lease is another signal that film earnings are being parked into rent-generating real estate. Saif has previously owned residential property across Bandra, including a long-held apartment in Satguru Sharan and a Fortune Heights unit, but this new Andheri lease pushes his portfolio into commercial income.
