Sara Ali Khan and her mother Amrita Singh have added another commercial property arrangement to their Mumbai portfolio. The two have leased a 2,545 sq ft office unit in Andheri West to AI studio firm Upsurge Labs LLP under a five-year leave and licence deal.
The unit is in the Signature building on Veera Desai Road. It has a RERA carpet area of 2,545 sq ft and comes with three car parking spaces. The agreement was registered on September 29, 2026, and the lease begins on October 1, 2026.
The lease, in numbers
- Monthly rent: ₹5,85,350 to start
- Total rent: ₹3.76 crore over five years
- Security deposit: ₹35,12,100
- Escalation: 5% every year
- Parking: three car spaces
- Tenant: Upsurge Labs LLP, represented by partner Sowmay Jain
At the starting rent, the arrangement works out to approximately ₹230 per sq ft per month before the annual escalation is applied.
A rent-free start, then a steady climb
One detail stands out in the paperwork: the tenant does not pay rent for the first two months. October and November 2026 are marked as a fit-out window, letting Upsurge Labs set up the space before its paying term begins on December 1, 2026. From there, the agreement adds a 5% escalation every year, taking the total rent across the five-year tenure to ₹3.76 crore.
That structure tells you a little about the commercial market. The fit-out concession is common in office deals when a tenant is fitting a space, and the escalation protects the landlord’s yield while keeping the first-year rent competitive enough to pull in a corporate occupier.
Why it matters for the star map
For Bollywood watchers, this isn’t a red carpet headline. It’s a peek at how celebrity families build income outside films. A star-owned Andheri West address now houses an AI company, with a long lease and a built-in annual rise. That is exactly the kind of predictable, contract-backed income that makes commercial property attractive to film families.
The timing also fits a wider family trend. Last week, CRE Matrix documents showed Saif Ali Khan leased two commercial units totalling 5,692 sq ft of RERA carpet area on Andheri Kurla Road for ₹22.76 lakh a month. Sara has also been reported to have bought two office spaces in Andheri West for more than ₹22 crore.
Bollywood’s commercial real estate habit
Mumbai’s commercial real estate has long drawn film personalities. Karishma Kapoor, Kareena Kapoor, Salman Khan, Amitabh Bachchan and Ajay Devgn have all been named in coverage of commercial property investments in the city. The appeal is simple: a leased office brings regular rent and, in cases like this, a climb every year, rather than the cycle of waiting for a film release.
For the AI studio, Andheri West offers a premium address in a well-connected business district. For the family, the lease turns an asset into a cash-flow line with a clear timeline. The first paying month is December 1, 2026—so the real test begins after the fit-out ends.
