Ronit Roy has put a sliver of Mumbai’s commercial real estate to work. The television and film actor has leased out a 950 sq ft office in Andheri West to Kerawi Care (OPC) Private Limited for five years, according to property documents accessed by real estate data analytics firm CRE Matrix.

The space sits on the fourth floor of Vastu Prestige near City Mall. The deal starts at ₹2.10 lakh a month before stepping up, and works out to nearly ₹1.39 crore over the 60-month term. The leave-and-licence agreement was registered on June 12, 2026.

The actor, best known as Mihir Virani from Kyunki Saas Bhi Kabhi Bahu Thi and Rishabh Bajaj from Kasautii Zindagii Kay, could not be reached for comment. The lease adds a quiet, income-generating asset to a portfolio that already includes a premium Versova home.

Rent schedule: a 5% annual climb

The monthly rent is not flat. It rises 5% every year, which gives the tenant a predictable cost and the actor a hedge against inflation.

  • Year one: ₹2.10 lakh per month
  • Year two: ₹2.20 lakh per month
  • Year three: ₹2.31 lakh per month
  • Year four: ₹2.43 lakh per month
  • Year five: ₹2.55 lakh per month

The tenant has put down a security deposit of ₹6.5 lakh. Maintenance charges are the licensor’s responsibility, while electricity is paid by the licensee based on consumption. The agreement carries a 36-month lock-in period for both sides and does not specify any car parking allocation.

Why it matters for celebrity watchers

This is not Ronit Roy’s first Mumbai real estate move. Two years ago, he and his wife Neelam Roy bought a 4,258 sq ft apartment in Versova for ₹18.94 crore. Stamp duty and registration charges were ₹1.13 crore and ₹30,000 respectively. The new lease shows a different side of the portfolio: steady rental income from a commercial asset in the Andheri West belt, where many Bollywood names own homes and offices.

The Andheri belt keeps showing up in celebrity deal sheets. The same report points to Sonu Nigam’s purchase of three commercial units in Andheri for ₹17 crore, and stars have long held homes in Versova, Juhu, Khar, Bandra and Lokhandwala.

A 5% yearly step-up is a common structure for Mumbai office leases. It gives both parties clarity: the tenant can plan costs, and the owner gets a built-in increase without renegotiation. The headline number is only part of the story; the lock-in, deposit, escalation and maintenance split decide who benefits and for how long.

What to watch next

Lease registrations like this often surface before the star speaks about them, so the documents become the public trail. For followers of Bollywood business, that makes them worth tracking beyond the purchase price of a new apartment.
